Investment & Asset Management of Hotels Cluster, Retail, and F&B

• Assist in planning and implementation of the asset life cycle strategy.
• Responsible for asset valuation, monetization, optimization, performance, and monitoring.
• Lead the contract of service provider.
• Assist in the Hotels, Retail, and F&B development process (including planning, design, procurement, and pre-opening).
• Participate in continual review of project design and development phases.
• Support the development team and consultants to make sure that the Hotels and F&B and Retail aligned with the asset strategy and.
• Assist in identifying and implementing cost saving initiatives where appropriate.
• Assist in completing the Retail and F&B strategy and concepts studies.
• Coordinate with key stakeholders to deliver key business results.
• Assist in completing the review and approval of the Hotel Cluster budget.
• Analyze complex datasets and market research and feasibility studies to derive valuable insights that inform decision-making processes related to project selection and optimization.
• Provide well-informed investment recommendations based on financial analysis and market research.

Financial Planning & Operation Management of Facility Management department

• Provide monthly P&L analysis and forecast report to the management.
• Prepare monthly accrual for revenue and expenses.
• Record and track all contractual and associated financial expenditure.
• Manage the invoicing process by invoice verification, processing, tracking, reporting, budgetary and analyzing.
• Verify invoice documents against contractual obligations, obtain approvals as per the schedule of delegation and authorities.
• Analyze the payment mechanism for contracts, reconcile payments and generate appropriate reports.
• Prepare cash flow forecast report.
• Issue monthly revenue invoices as per contracts and manage the collection and budget.

Financial Planning

Work closely with commercial team in developing financial plans and support the budget cycle and management by timely analysis & reports.

• Analyze Monthly periodic report for G2N, SG&A, P&L, and A&P expenditure.
• Provide visibility to the management on performance and spend by providing monthly and adhoc financial reports per requirement.
• Analyze monthly actual spend and to market sales vs. budget, YTD /YTG trend analysis.
• Review monthly market returns and expiries and discuss with logistics and commercial for their improvement and controls.
• Prepare expense and sales reports to provide visibility to the management on performance/spend track vs. budget with variance and forecast analysis.
• Analyze monthly actual spend and In market sales vs. plan and monthly report to management on Year to Date / Year to Go trend analysis with variance and forecast analysis.
• Prepare monthly Year to Date P&L vs. plan analysis report to management with variance and forecast analysis.

Distribution Accounting Management

Manage the Collection of debts and DN & VAT Invoices received from distributors and ensure that the distributors are following within the company Skills Awards and Honors Languages guideline and policies.

• Maintain good relationship with all distributors.
• Monitor monthly collection received from all distributors.
• Track due invoices with logistic team, warehouse, and distributors and solve issues related to the shipment to make sure payment from distributors received on time.
• Book the collection, commission, and debit notes.
• Monitor expiries SOP implementation with Sales team: by validating expired goods and discount return and approve in the system.
• Manage all DN & VAT INV received from distributors by reviewing and monitoring then recording. Reconcile monthly accounts related to the balance sheets.
• Prepare factoring agreement with the bank.
• Provide accurate & effective reporting to management that helps in key decisions, such as: Monthly Receivable Aging report, monthly reconciliation report, Collection forecast, Overdue report, Bad Debt Provision, DN & VAT Invoices Tracker.

Side Project: Credit Analysis for distributor.

Budgeting and planning

• Provide Monthly Actual to budget/forecast variance analysis report and ad-hoc financial reports to the management.
• Prepare and submit yearly budget plans.

Procurement & Purchasing

• Prepare Purchase Orders and analyzing alternatives and Negotiating with the supplier to get the most effective quotation and maintain the good relationship.
• Manage the communication between the requestors and supplier.
• Manage Store Leasing Agreement, and prepare bid estimate for the future expenses.
• Evaluate technical, financial, and commercial proposals.
